The structure of the villa is similar to those built in the United Kingdom. We boast that using a raft footing for added strength, |
| a double thermal block cavity wall, a full thermal heat reflective and anti heat penetration barrier from top to bottom, that our villas |
| must be stronger, more heat resistant, cooler and more energy efficient than any other villa here in Thailand. |
|
The foundations and floors are what is known as a raft footing, (These are not base pads as you will find with most properties |
| built in Thailand). This type of foundation is one of the strongest foundations available to the building industry, steels are also |
| used within the construction of the foundations which make the whole of the raft footing reinforced concrete. After the concrete |
| foundations and floor have been formed a 70mm concrete screed is then laid over a damp proof membrane course to which the |
| tiles are laid. |

The roof structure is made from steel, 'C' Channel Steels, manufactured by Permsin Steel Works PLC, or similar, all of which |
| undergoes on site rust proofing. |
|
The roof tiles are a good quality concrete tile called CPAC Monier, manufactured by The CPAC Roof Tile Co. Ltd. CPAC has |
| been the leading roof tile manufacturer in Thailand for over 30 years. A thermal reflective insulation barrier is fitted to the roof area |
| to prevent heat penetration. |

The walls: The external walls are constructed using double thermal block cavity walls with steel wall ties, this gives our properties |
| more strength and aids cooling the villas.We use a double thermal block cavity wall to prevent the heat from penetrating through the |
| walls. A damp proof course is also used. Internal walls are also constructed from using a thermal block. A 75mm anti heat |
| penetrable thermal reflective insulation barrier is also used in the cavity of the wall. These walls are covered with a cement render |
| externally with added hardening and waterproofing agents. We use Gypsum boards on internal walls which also helps aid sound |
| proofing and heat resistance. |
|
The ceilings are supported from a metal ceiling hanging system. They are finished with Gypsum boards. 150mm of thermal |
| reflective insulation is fitted above the ceilings to prevent heat penetration for added coolness. |
|
The doors and windows are made from Thai hardwood, all of which undergo weather proofing with wood preservative and |
| silicon. Toughened glass is used throughout. UPVC or aluminum windows and doors can be used if required by the purchaser. |
| Three phase electricity: The electricity supply is 220v, a 3 phase electric meter is provided with a fuse board in every villa. |
| Concealed wiring and safety conduits are used throughout. Lighting and power points are also provided externally. New regulated |
|
three pin double safety sockets are also used throughout. |
| Television and telephone: Four television points and two telephone points are provided to each villa in place for the cable and telephone companies to connect. |
| Bathrooms: A sink with hot and cold water with top quality fittings, a vanity unit and a WC is provided in each bathroom. Hot |
| water rain showers are fitted and the walls and floors are fully tiled. |
| Kitchen: There is a luxuriously fitted kitchen fitted to each of the properties which includes an oven, hob, extractor, sink, and a |
| fridge freezer. Granite work tops are also fitted to base units. |
| Swimming pool: There are many different shaped and sized swimming pools and spas to choose from, all of which include pool |
| lights. The standard size pool which is fitted to all of our villas is 8m by 4m. The swimming pools are constructed from 300mm |
